A integração dos condomínios na cidade

Abstract

A cidade privatizada converteu-se numa alternativa importante para o crescimento urbano. Assiste-se a novas formas de produção de espaço urbano, vocacionado para sectores específicos da sociedade – as ‘urbanizações fechadas’, os centros comerciais, os centros de negócios, em suma, produtos urbanos que, neste trabalho, se designam por condomínios. A proliferação dos condomínios na cidade tem sido bastante contestada no meio intelectual contudo, dificilmente se poderá travar a expansão destes enclaves na cidade. Com vista a identificar formas de melhor integrar os condomínios na cidade enceta-se uma busca que começa pelo aprofundamento do conhecimento sobre a história da cidade, as condicionantes socioeconómicas que proporcionaram condições para o surgimento dos condomínios e as dinâmicas mais recentes. Promove-se uma análise dos condomínios e respectivas cambiantes com o intuito de estabelecer uma base de classificação tipológica dos mesmos. Outra das vertentes com grande relevo no trabalho é a exploração sobre a Boa Forma Urbana e os Princípios que a ela podem conduzir. Promoveu-se uma pesquisa bibliográfica aprofundada e, a partir da sistematização dos conceitos mais relevantes, identificaram-se os Princípios da Boa Forma Urbana. Estes princípios foram confrontados com as tipologias de condomínios e ensaiados com exemplos concretos. Através de um processo de análise e sistematização tanto do conhecimento obtido como da opinião de diversos autores, chega-se à elaboração de recomendações que se espera contribuam para uma melhor integração dos condomínios na cidade.

ABSTRACT: The privatized city has been converted in an important alternative for the urban growth. There are new ways of production of urban space, directioned for specific sectors of society – as gated communities, shopping centers, business centers, in sum, urban products that, in this work, are called condominiums. The proliferation of the condominiums in the city has been widely contested in the intellectual environment however hardly it will be possible to stop the expansion of these enclaves in the city. With an aim of identify ways to better integrate the condominiums in the city this research begins with the deepening of the knowledge about the history of the city, the socio-economic conditions that provided the space for the sprouting of the condominiums and the most recent dynamics. It is made an analysis of the condominiums and respective shades with the aim of establish a base of typologic classification for them. Another subjects with great prominence in the research is the study of Good Urban Form and the principles that to can lead to it. For that it took place a deep bibliographic search and, from the systematization of the most prominent concepts, the Principles for the Good Urban Form were identified. These were confronted with the typologies of condominiums and tested with real examples of condominiums. Through a process of analysis and systematization so much of the knowledge obtained along the research as of the opinion of varied authors, it was obtained a panel of recommendations that, hopefully, will contribute for a better integration of the condominiums in the city.
