The BIM methodology is growing in the Construction Industry, contributing beneficially to the projects development since the design stage to the end of the structure's life cycle. However, there are not enough research studies on the advantages of using BIM software in structural precast concrete projects, particularly structures with more complex modeling elements. As the precast solutions and BIM methodology are two current themes with increasing interest in the market, this dissertation’s main objective focus on the study of the main advantages and limitations on the application of BIM tools in structural precast concrete projects. In the present work, the structure was modelled in three different ways using BIM tools, namely Revit and Robot Structural Analysis, in order to study the level of interoperability of these softwares when models contain more complex elements, as well as to compare the different solutions for modeling that can be considered to overcome the existing limitations. Additionally, the seismic behavior of the structure was studied through modal and seismic analysis, verifying the different modal configurations, bending moments and displacements at the top of the columns and comparing the results of the three models. Considering the already known limitations regarding the seismic behavior of prefabricated structures and the high susceptibility of occurring a differential behavior of the columns, the effect that a rigid diaphragm can have on the structure's seismic behavior was also analyzed. It was concluded that when connecting elements with a very different behavior through a rigid element, it is possible to obtain/get a more rigid structure, which will homogenize its global behavior when exposed to the seismic action.
