Abstract: O Building Information Modeling (BIM), consiste na representação digital das caraterísticas físicas e funcionais de uma instalação, constituindo uma base de dados partilhada entre os diversos intervenientes, sendo desta forma um suporte válido para a tomada de decisões durante todo o ciclo de vida de um edifício, desde o princípio da sua conceção até à sua demolição. Esta metodologia apresenta-se como uma ferramenta para monitorizar, gerir e manipular informação diversa, com vista a ter impacto no conforto do utilizador final, na gestão após a ocupação e no desempenho energético. Esta dissertação tem como objetivo explorar as potencialidades da aplicação desta metodologia a um edifício de serviços existente, no que se refere à modelação, análise energética e na extração automática de informação relevante para a gestão de ativos relacionados com a energia. Foi desenvolvido o modelo BIM do edifício com recurso ao software Autodesk Revit, que constitui uma base de informação estruturada com todos os dados específicos para a simulação energética, para gestão de ativos, entre outros. Foram efetuadas simulações energéticas por dois métodos distintos: pelo Energy Analysis do Autodesk Revit que usa o mecanismo do Autodesk Green Building Studio (GBS) e no simulador de desempenho energético ECO.AP, relativamente ao qual o modelo BIM se revelou ser uma mais valia para a extração de informação e, ainda, por constituir uma interface visual útil à compreensão do edifício, sendo esta aplicabilidade transponível a outros software de simulação energética. A comparação de consumos energéticos obtidos pela metodologia GBS com os do ECO.AP permitiu inferir que as limitações do Energy Analysis no que toca à personalização de informações específicas, nomeadamente na especificação de equipamentos AVAC, comprometem a representação e avaliação do edifício nas condições reais de funcionamento. Conclui-se que a sua aplicação é mais viável em fases iniciais do ciclo de vida do edifício, onde os resultados da simulação podem ser úteis na tomada de decisões com vista a promover a eficiência energética da edificação na fase de operação. O simulador ECO.AP revelou-se mais adequado na simulação energética de edifícios existentes, pois confere maior controlo na personalização de dados considerados na avaliação energética. Além disso, este método gera resultados mais fiáveis no âmbito do panorama nacional, sendo baseado em regulamentação portuguesa. Outro objetivo da presente dissertação passou por explorar formas eficazes de extrair informação a partir do modelo BIM. Optando-se por usar o formato COBie, foram obtidas folhas de cálculo num formato internacional normalizado e aberto, com todas as informações de projeto relativas à gestão de ativos. Estas folhas podem ser posteriormente importadas num programa específico de Facility Management e estabelecem, assim, a ponte de interoperabilidade na metodologia BIM-FM
Building Information Modeling (BIM) is a digital representation of physical and functional characteristics of a facility. It constitutes a shared knowledge resource for information about a facility forming a reliable basis for decisions during the whole life-cycle, from the earliest conception phase until its demolition. This methodology is a way to monitor, manage and manipulate diverse information, with the improvement of end-user comfort, post-occupancy management and energy performance in mind. This dissertation aims to explore the potential of applying this methodology to an existing public building, in terms of modeling, Energy Analysis and automatic extraction of information relevant to the management of energy related assets. The BIM model of the building was developed using Autodesk Revit software and presents itself as a structured information base containing all the specific information for energy simulation, asset management, among others. Energy simulations were performed by two different methods: Energy Analysis for Autodesk Revit, which employs Autodesk Green Building Studio (GBS) and through the energy performance simulator ECO.AP, where the BIM model proved to be a valuable asset for extracting information and, also, due to the visual interface provided, allowing a better understanding of the building. The comparison of energy consumption results obtained by the Energy Analysis (GBS) methodology with those of the ECO.AP simulator, allowed to infer that the limitations of the Energy Analysis method regarding the customization of specific information, namely in the specification of HVAC equipment, compromise the representation and evaluation of the building under the actual operating conditions. Thus, this methodology is considered to be of greater use in early stages of the building lifecycle, where energy simulation results may support decisions that aim to improve the buildings energy performance during the operation phase. The ECO.AP simulator proved to be more appropriate for the energy simulation of existing buildings, as it provides greater control in the customization of data considered for the energy analysis. Furthermore, the results provided by this method are more relevant in the Portuguese panorama, as it is based on Portuguese regulations. Another aim of this thesis consisted in exploring efficient ways of extracting information from the BIM model. The implementation of the COBie format allowed to obtain spreadsheets containing all the project information regarding asset management, in an international standardized format. These spreadsheets can be imported in a specific Facility Management (FM) software, thus establishing the interoperability bridge in the BIM-FM methodology
