Evolução de instalações sanitárias para o contexto da reabilitação do edificado

Abstract

Atualmente verifica-se que a habitação nova tem um número de instalações sanitárias superior ao existente em habitações antigas, em resposta à procura de padrões de conforto e de higiene superiores aos exigidos no passado. Considerando a importância significativa do mercado da reabilitação, verifica-se que uma das intervenções a realizar no parque habitacional existente passa pelo aumento do número de instalações sanitárias por habitação antiga. Visto que o parque edificado português é muito diverso, nomeadamente no que diz respeito às características dos edifícios por localização e época de construção, é necessário realizar a sua prévia caracterização antes de qualquer intervenção ao nível de instalações sanitárias, por forma a compatibilizar essa intervenção com as características do edifício, cumprindo com as normas atualmente existentes relativas à reabilitação de edifícios e aos sistemas prediais de abastecimento de água e de drenagem de águas residuais. Devido à vastidão do parque edificado português, o estudo desenvolvido pretende apresentar a evolução de instalações sanitárias apenas nos edifícios antigos do século XX. Neste contexto, apresenta-se a caracterização do sistema construtivo para um melhor conhecimento da situação atual do parque edificado antigo português, pois subsiste uma necessidade de se desenvolver novas ferramentas que consistem em dar apoio à decisão das ações de reabilitação a implementar. Além disso, foi realizado um estudo de caracterização do parque habitacional existente quanto ao número de instalações sanitárias.

Nowadays, a regular new building usually has more sanitary installations than there used to be in older buildings, due to the new and higher comfort and hygiene standards. Having into account the significant building rehabilitation market, a big goal in the existing housing system is to implant more sanitary installations in the old buildings. Since the Portuguese housing system is so diverse, in terms of its location and the year it was built, it is necessary to do a preview study on the building itself before any rehabilitation intervention is made, to match the said rehabilitation work with the building characteristics, fulfilling the current water supplying and water draining standards. Due to the vast Portuguese housing system, the developed study only showcases the evolution of sanitary installations of the XX century buildings. In this context, there is a need to develop a better and actualized characterization of the old housing system because there remains a need to develop new and improved decision making tools to aid in the action of building rehabilitation. Furthermore, a study on the number of sanitary installations of existing buildings was developed.
