This dissertation presents a comparative analysis between several modular construction systems. It is also done a comparison between modular construction systems and a traditional construction system. A literature review was done to identify several modular systems. From all the systems, four systems were selected for a more elaborated analysis. Those four systems have the particularity of being built with different structural materials: Light Steel Framing, timber (Glulam), concrete and ICFs (Insulated Concrete Forms) polystyrene blocks with a core in concrete with reinforcement. A model with traditional construction system was also studied, based on one of the plans of the selected modular systems. It should be noted that all the models selected for analysis have identical areas. For each selected system two buildings are presented, one with a T1 typology and other with T3. It is presented a description of the constructive process, constructive elements and materials used. Finally it is presented the budgets for each model, and the cost per square meter. The analysis tries to expose some aspects that can be prevalent in the modular building systems, including, economic aspects, modularity, labour, energy and the evolution. From the studied solutions, the most costly in both typologies is the solution with the timber structure. The most economical in the typology T1 is the solution in concrete (SIT) and in the typology T3 is the ICFs solution. In terms of modularity the SIT (concrete solution) is the best solution. At the thermal level and analysing only the coefficient of thermal transmission (U) of the opaque surrounding (exterior wall and roof), the solution that has the best performance at the level of exterior wall is the ICFs solution, while at the level of roof is the SIT (concrete solution).
